Monthly Maintenance Schedule

Your home is a big investment.  Make sure you keep up on your home’s maintenance so it is in top condition.  While regular maintenance does not mean you will never have any big issues it definitely helps.  Keeping an eye on all the areas of your house will help to catch little problems before they turn into big problems.  Many of these items are simple DIY projects, but others are best left to the professionals.  Tackle one project a week to keep from feeling overwhelmed. Don't forget to look around your home and add any items that are pertinent to your property. Keeping your home in good shape not only makes it more pleasant to live in and enjoy, but if you decide to sell, you can feel confident that your home will be in good condition.

 

Jan:

Replace HVAC filters (quarterly, more often if necessary)

Deep clean your ovens

Check your attic and or crawl space  for ventilation and leaks

 

Feb:

Check your fire extinguishers

Deep clean the inside of your dishwasher 

Clean your disposal

 

Mar:

Check your smoke and carbon monoxide detectors replace batteries

Check all tile grout and caulking, repair and replace as needed

Get your pool ready for summer use: check pump, filters, water health etc

 

Apr:

Replace HVAC filters (quarterly, more often if necessary)

Schedule regular maintenance for your AC unit

Flush your hot water heater

 

May:

Check all window and door screens, replace and repair as needed

Clean out gutters and downspouts

Inspect roof for any damage or maintenance



June:

Reseal or stain your deck, check for any necessary repairs

Clean out your dryer and dryer vent

Deep clean the inside and outside of your washer

 

July:

Replace HVAC filters (quarterly, more often if necessary)

Clean all faucet aerators inside and out

Check your fencing for repairs, don’t forget your gate handles, hinges and locks 

 

Aug:

Vacuum your refrigerator and freezer coils and clean drip trays

Deep clean your carpets and rugs

Clean your garbage disposal

 

Sep:

Have your chimney cleaned and inspected

Check your smoke and carbon monoxide detectors

Oil your garage door hinges and chain

 

Oct:

Replace HVAC filters (quarterly, more often if necessary)

Check for insects and pests, call an exterminator if necessary

Check plumbing for any leaks

 

Nov:

Schedule routine maintenance for your furnace

Clean out gutters and downspouts

Clean/vacuum heat and air conditioning registers

 

Dec:

Clean and inspect all light fixtures

Clean and inspect all windows and doors, reseal as necessary

Inspect all extension cords, replace any that are frayed or showing signs of wear
